Moving forward, the 2010 decade will place increasing pressures on special servicers in managing vintage 2005 plus CMBS issue property defaults.

Receivership is being utilized more frequently as it ameliorates any potential perceived conflict of interest issues between special receivers and their respective bondholders while affording CMBS special asset purchasers a way to assume a modified loan from the special servicer in compliance with REMIC rules.
